Terms & Booking Policies

These terms apply to direct bookings made through https://casitatolsa.com. By reserving a stay you agree to the following.

Booking & payment

Reservations are confirmed once payment is completed through our secure processor (Stripe). Rates shown include the nightly price, a cleaning fee, and applicable Arizona transient lodging tax. Your confirmation email contains your full stay details.

Cancellation policy

We use the same Firm cancellation policy as our Airbnb listing.

• 30 days or more before check-in: full refund.
• 7 to 30 days before check-in: 50% refund of the nightly rate and cleaning fee, plus all taxes.
• Less than 7 days before check-in: the nightly rate and cleaning fee are non-refundable. Taxes on nights you don't stay are refunded.
• Within 24 hours of booking: full refund, as long as check-in is at least 7 days away.
• Stays of 28 nights or more: full refund if you cancel at least 30 days before check-in. After that, the nights you stay plus the next 30 nights are non-refundable. Taxes on nights you don't stay are refunded.

No-shows are non-refundable.

Check-in & check-out

Self check-in via a private entrance; access details are sent before arrival. Standard check-in is in the afternoon and check-out in the morning. Exact times are in your confirmation. Each studio suite accommodates up to 4 guests.

House rules

• No smoking indoors.
• No parties or events.
• Please respect the quiet, residential neighborhood.
• Pets by prior arrangement only. Please ask before booking.
• Treat the casita and its furnishings with care.

Liability

Guests use the property and its amenities (including the patio and rooftop deck) at their own risk. Casita Tolsa is not liable for loss, injury, or damage except where required by law.
